Most drips come from a worn seal or cartridge, which is repairable.
Leaks under the sink often come from supply lines or shutoffs, not the faucet.
Matching the exact cartridge to the faucet brand matters.
We tell you plainly when a faucet is not worth repairing.

Signs a Faucet Needs Attention
A steady drip from the spout after the handle is closed
Water collecting around the base or under the handle
A damp cabinet floor or a warped shelf under the sink
A handle that is hard to turn or will not shut off fully
Water that sputters or sprays sideways from the aerator
Hot water that takes longer than it used to at one faucet only
Kitchen, Bath, and Tub Faucets Wear Differently
Kitchen faucets work hardest. Pull-down and pull-out sprayers add a hose, a weight, and extra seals, and those parts fail on their own schedule. We check the hose and the spray head along with the valve.
Bathroom faucets see less use but often have pop-up drains and small supply lines that leak at the connections. Widespread faucets with separate handles have two valves to service instead of one.
Tub fillers and tub and shower faucets sit in the wall. Their stems and cartridges are reached from the front, and a drip at the tub spout usually means a worn seal in the valve body behind the handle.
Mineral Buildup in Palo Alto Water
Palo Alto’s water is not very hard, but it does carry minerals. The 2025 report lists hardness from 8.1 to 112 ppm, with an average of 62 ppm.
At those levels, buildup is usually modest. It still shows up over time in aerators and the small screens inside some cartridges, where it can reduce flow or make a handle feel gritty. Part of every faucet repair is cleaning or replacing the aerator so the faucet flows properly when we leave.
How We Repair a Faucet
Shut off and protect. We close the shutoffs under the sink and cover the drain so no small parts are lost.
Identify the valve. Compression, cartridge, ball, or ceramic disc, and the brand and model where possible.
Find the leak point. Spout, handle, base, or supply connection.
Replace worn parts. Washers, O-rings, seats, or the cartridge, matched to the faucet.
Check the shutoffs and lines. A stuck or weeping shutoff valve is a leak waiting to happen.
Test. We run hot and cold, check for drips, and look underneath for leaks.
You get an upfront price after we identify the problem and before we replace anything.
Older Palo Alto Homes and Faucets
Palo Alto has a long building history. Census estimates show the 1950s as the largest single decade of home construction, at 25.1 percent of units, and 13.3 percent of units were built in 1939 or earlier.
In older houses, a faucet may be decades old or a discontinued model. We look for parts first. If parts are no longer available, we explain the options, including a replacement faucet that fits the existing sink holes where possible.
Older homes also tend to have older shutoff valves. If a shutoff will not close fully, we recommend replacing it during the repair, because the next faucet or toilet repair depends on it working.
Repair or Replace?
Repair usually makes sense when:
The faucet body is sound and only seals or the cartridge are worn
The City of Palo Alto Utilities uses chloramination to keep a disinfectant residual in the water. Over years of contact, rubber washers, O-rings, and cartridge seals can wear. When we repair a faucet, we check all the seals we can reach, not just the one that failed.
Is Palo Alto water hard enough to clog my faucet?
The City’s 2025 report lists hardness of 8.1 to 112 ppm, averaging 62 ppm. Buildup is usually modest, but aerators and cartridge screens can still collect deposits over time. We clean or replace them during a repair.
Can you fix an older faucet in a historic Palo Alto home?
Often, yes. We look for replacement parts first. If the model is discontinued, we explain the options, including a new faucet that fits the existing sink holes where possible.
Why is my faucet leaking under the sink but not at the spout?
Under-sink leaks usually come from a supply line, a shutoff valve, or the connection at the faucet base. We trace the drip to its source before replacing anything.
My faucet has low flow but the rest of the house is fine. Why?
That points to the faucet itself, most often a clogged aerator or a screen in the cartridge. We check those first.
Should I replace my shutoff valves too?
If a shutoff will not close fully or weeps at the stem, yes. We test them during every faucet repair and recommend replacement only when they fail.

What Palo Alto’s Water Treatment Means for Faucet Seals
Every faucet seal in Palo Alto sits in treated water around the clock. The City of Palo Alto Utilities buys Hetch Hetchy regional water, and its 2025 Annual Water Quality Report lists the treatment steps. They include UV and chlorine disinfection, pH adjustment for corrosion control, and “chloramination for maintaining disinfectant residual.”
That residual is the point. Chloramine is meant to stay in the water all the way to your tap so it remains disinfected in the pipes. The report shows chlorine, including chloramine, in the distribution system at 0.44 to 3.41 ppm in 2025.
Rubber and elastomer parts inside a faucet are exposed to that water constantly. Over years of contact, washers, O-rings, and the seals inside cartridges can harden, swell, or lose their shape. When a seal stops conforming to its seat, a drip starts at the spout or a leak appears at the handle.
This affects how we repair a faucet. We do not stop at the part that failed first. When we open the valve, we check every seal we can reach, because the others have had the same exposure. Where the faucet maker offers a replacement seal kit or cartridge, we use those parts so the repair fits the valve as designed.
We’ve earned our reputation one happy homeowner at a time.
