Sump Pump Installation and Repair in Pacifica, San Francisco and Burlingame
Pacifica and the coastal side of the Peninsula get enough winter rain, and sit on enough clay, that groundwater has nowhere fast to go. A sump pump is the mechanical answer: a basin at the low point, a pump that switches on when the water reaches a set level, and a discharge line that takes it somewhere useful rather than straight back into the soil next to the footing.
Most failures we are called to are not the pump itself. They are a float switch fouled by debris, a check valve that has stuck open so the discharge drains back into the basin every cycle, or a discharge line that terminates too close to the house. That last one is common and quietly destructive, because the pump works perfectly and simply recirculates the same water.
The other thing worth knowing is that storms and power cuts arrive together. A pump with no backup is a pump that fails at exactly the wrong moment, which is why we fit battery backup as standard on most installs. Book a free estimate any time, no obligation.

How the job goes
We check the pump, float, check valve, and where the discharge actually ends, then test a full cycle before quoting one flat price.
You approve the price, and our licensed tech does the work from a fully stocked truck, so most jobs finish in a single visit without a parts run.
We run several cycles under load, confirm the discharge carries water clear of the foundation, and show you how to test it yourself before the next storm.
Thank you again for another job well done, and thank you for responding right away. I will continue to recommend Works Plumbing because they respond right away and get the job done efficiently.

Why homeowners choose Works
Every sump pump job comes with upfront pricing, licensed and background-checked technicians, and a 100% satisfaction guarantee. Works Plumbing holds California contractor license #982663, carries full bonding and insurance, and holds an A+ rating with the Better Business Bureau.
We are a plumbing-only shop, which means the tech at your door has spent years on this exact work rather than splitting time across three trades. Our crews are drug tested as well as background checked, and dispatch is staffed by real people around the clock. No surprises, no commission-driven upsells, no pressure, ever.
Pro tip
Test your pump before the first big storm, not during it. Pour a bucket of water into the basin slowly and watch: the float should rise, the pump should start, the basin should empty, and the pump should shut off cleanly without short cycling. If it hesitates, runs on after the basin is empty, or the water audibly drains back in, call before the rain does.

On this coast, we would say yes. The storms that put the most water into the ground are the same storms that bring the power down, so a mains-only pump is most likely to be offline exactly when it is needed. A battery backup runs the pump through an outage for several hours, which covers most cuts. It is a modest addition to the install cost against the price of clearing out a flooded garage once.
How long does a sump pump last?
Seven to ten years for a decent pump in normal duty, less if it is undersized and cycling constantly. Pumps that run frequently wear the switch before the motor, which is why a float failure is the most common thing we replace. If yours is over about eight years old and starting to short cycle, replacing it before the winter is cheaper than an emergency call in January.
Why does my pump keep running when there is no rain?
Usually a stuck check valve or a discharge line that ends too close to the house. If the check valve is not sealing, the water in the discharge pipe drains back into the basin the moment the pump stops, refilling it and triggering another cycle. If the discharge terminates a few feet from the foundation, the same water soaks back down to the basin. Both are straightforward fixes and both save the pump from wearing out early.
Where should the discharge go?
Far enough from the foundation that the water does not come straight back, and somewhere it will not undermine anything or run onto a neighbouring property. In practice that means routing to a storm drain where one is available, or well out into a graded area that drains away from the building. We check the fall on the line too, because a discharge that holds water is a discharge that freezes or silts up.
Can you come out today?
Usually yes. We run stocked trucks out of all three of our locations in Pacifica, San Francisco, and Burlingame, so there is generally a van already working near you rather than one dispatched from across the county. We offer same-day service, and dispatch is staffed 24/7 including weekends and holidays. A real person answers the phone, so you will know within minutes whether we can be there today.
Do you guarantee the work?
Every job is backed by our 100% satisfaction guarantee. If the same problem returns, call us and we come back out to make it right. We test our work before leaving rather than packing up the moment it looks finished, which is the main reason callbacks are rare. Parts and equipment carry their manufacturer warranty on top of our own guarantee.
