Trenchless Pipe Repair in Pacifica, San Francisco and Burlingame
There are two trenchless approaches and they solve different problems. Cured-in-place lining pulls a resin-saturated liner through the existing pipe and cures it into a new pipe within the old one. It seals cracks and open joints, stops root intrusion for good, and is the right answer where the host pipe is broadly intact but leaking. Pipe bursting pulls a new pipe through while fracturing the old one outward, which is what you need when the existing line has collapsed or lost too much diameter to line.
Neither works everywhere. A line with a severe belly holding water, a badly offset joint, or multiple collapses may need conventional excavation, and a company that quotes trenchless without cameraing and locating first is guessing. Diameter matters too, because lining takes a small amount of bore, which is fine on a four inch lateral in good shape and not fine on one already narrowed by scale.
We camera and locate first, then tell you which methods genuinely apply to your line and price each honestly against open-cut. Book a free estimate any time, no obligation.

How the job goes
We camera and locate the full run, assess whether the host pipe can be lined or needs bursting, then price each viable method against open-cut excavation.
You approve the price, and our licensed tech does the work from a fully stocked truck, so most jobs finish in a single visit without a parts run.
We install the liner or new pipe, camera the finished run so you can see the result, and restore the access points before we leave.
Thank you again for another job well done, and thank you for responding right away. I will continue to recommend Works Plumbing because they respond right away and get the job done efficiently.

Why homeowners choose Works
Every trenchless repair comes with upfront pricing, licensed and background-checked technicians, and a 100% satisfaction guarantee. Works Plumbing holds California contractor license #982663, carries full bonding and insurance, and holds an A+ rating with the Better Business Bureau.
We are a plumbing-only shop, which means the tech at your door has spent years on this exact work rather than splitting time across three trades. Our crews are drug tested as well as background checked, and dispatch is staffed by real people around the clock. No surprises, no commission-driven upsells, no pressure, ever.
Pro tip
Ask any contractor quoting trenchless work to show you the camera footage and the locate marks before you sign. Trenchless is genuinely excellent on suitable pipe and a poor choice on unsuitable pipe, and the only way to know which yours is is to look. A quote issued without a survey is a quote based on hope.

Not always, and we will tell you when it is not. Per foot, trenchless often costs more than open-cut. It wins on total cost when the trench would run under a driveway, mature landscaping, a patio, or a road, because restoration is the expensive part of excavation. On a short shallow run across open lawn, digging can genuinely be the cheaper and simpler answer. You will get both prices.
How long does the repair last?
A properly installed cured-in-place liner is rated for around 50 years, and a burst-in replacement pipe is new pipe, so its life is the life of the material. Both outlast the clay and cast iron they typically replace. The important variable is installation quality and whether the host pipe was suitable in the first place, which is why the survey beforehand matters more than the brand of resin.
Can every pipe be lined?
No. Lining needs a host pipe that still holds its shape and alignment. A collapsed section, a badly offset joint, or a pronounced belly that holds standing water all rule it out or need correcting first. Diameter matters as well, since the liner consumes a little bore. Where lining is not viable, pipe bursting usually is, and where neither works we will say so rather than sell you something unsuitable.
How much of my garden gets dug up?
Usually one or two small access pits rather than a trench, typically at the cleanout and at the far end of the run. On a lateral to the street that often means a single pit near the house and work through the existing connection. We mark the planned access on the walkthrough so you know exactly what will be opened, and restoration of those pits is part of the job.
Are you licensed and insured?
Yes. Works Plumbing holds California contractor license #982663, carries full bonding and liability insurance, and is accredited with an A+ rating from the Better Business Bureau. Every technician who comes to your door is background checked and drug tested, and arrives in a marked Works van in uniform. If you want to verify the license before booking, you can look it up on the California Contractors State License Board website.
Do you offer financing?
Yes. Plumbing problems do not wait for payday, so you can spread the cost over 12, 24, or 60 months through our financing partners. Approval takes about 60 seconds, runs on a soft credit check that does not affect your score, and there is no prepayment penalty if you clear it early. Qualifying plans include 0% APR for the first 12 months.
