A warm spot on the floor, a water bill that will not come down, the sound of running water under concrete. Slab leaks do real structural damage the longer they run. We locate them acoustically, then repair with the least invasive method the situation allows, across Pacifica, San Francisco, and Burlingame.

Slab Leak Repair in Pacifica, San Francisco and Burlingame
A slab leak is a failure in a supply line running beneath or through the concrete foundation. Copper under slab fails for predictable reasons: abrasion where the pipe was laid against aggregate, electrolysis from contact with rebar or dissimilar metal, and simple age thinning the wall until pressure finds the weak point. Hot lines fail more often than cold, because heat accelerates all three.
There are usually two or three viable repairs and they are not equally disruptive. A spot repair means opening a small section of slab directly over the leak, which is the cheapest option and the right one for a single failure in otherwise sound pipe. A reroute abandons the under-slab run entirely and brings a new line overhead or through walls, which costs more up front but makes sense when the pipe has already failed once or the run is long. On a system with multiple pinholes, repiping the affected zone is genuinely the better economics.
We tell you which of those we would choose and why, with a flat price for each. Book a free estimate any time, no obligation.

How the job goes
We confirm the loss at the meter, isolate hot from cold, and pinpoint the leak acoustically before any concrete is touched, then price each viable repair.
You approve the price, and our licensed tech does the work from a fully stocked truck, so most jobs finish in a single visit without a parts run.
We complete the repair, pressure test the line, patch the slab, and walk you through what failed so you know whether the rest of the run is a future risk.
Thank you again for another job well done, and thank you for responding right away. I will continue to recommend Works Plumbing because they respond right away and get the job done efficiently.

Why homeowners choose Works
Every slab leak repair comes with upfront pricing, licensed and background-checked technicians, and a 100% satisfaction guarantee. Works Plumbing holds California contractor license #982663, carries full bonding and insurance, and holds an A+ rating with the Better Business Bureau.
We are a plumbing-only shop, which means the tech at your door has spent years on this exact work rather than splitting time across three trades. Our crews are drug tested as well as background checked, and dispatch is staffed by real people around the clock. No surprises, no commission-driven upsells, no pressure, ever.
Pro tip
If you suspect a slab leak, shut the water off at the main between uses until it is diagnosed. Under-slab leaks run at full mains pressure and saturate the ground beneath the foundation, which is where the expensive damage happens. Losing the convenience of running water for a day or two is a fair trade against soil movement under a footing.

Not always, and it is the first thing we try to avoid. Where the pipe run allows it, a reroute abandons the under-slab section and takes a new line overhead or through walls with no concrete work at all. Where a spot repair is the better option we open the smallest opening that gets us to the pipe, having pinpointed it acoustically first so we are not searching. You will know which method we are proposing, and what it costs, before we start.
How urgent is a slab leak?
Urgent. Unlike a dripping tap, an under-slab leak runs at full pressure into the soil supporting your foundation, and saturated soil moves. That is how a plumbing problem becomes a structural one. It also tends to accelerate, because the same conditions that caused the first failure are still acting on the rest of the pipe. If the meter is moving with everything closed and you have a warm floor, treat it as this week rather than next month.
What causes copper under a slab to fail?
Three things, usually in combination. Abrasion, where the pipe rubs against aggregate or rebar as it expands and contracts with temperature. Electrolysis, where contact with dissimilar metal or stray current corrodes the wall from outside. And age, which thins the wall until normal pressure is enough. Hot water lines fail first because heat speeds all of it up, which is why the warm-floor symptom is so common.
Will one repair fix it, or will more leaks follow?
Honest answer: it depends on why it failed. A single mechanical failure in otherwise healthy pipe is usually a one-off, and a spot repair is the sensible spend. But if we find thinning wall, multiple pinholes, or the corrosion pattern that comes with electrolysis, the rest of that run is on the same clock. In that case we will tell you plainly that repeated spot repairs are the more expensive path and put a reroute or partial repipe price in front of you.
Are you licensed and insured?
Yes. Works Plumbing holds California contractor license #982663, carries full bonding and liability insurance, and is accredited with an A+ rating from the Better Business Bureau. Every technician who comes to your door is background checked and drug tested, and arrives in a marked Works van in uniform. If you want to verify the license before booking, you can look it up on the California Contractors State License Board website.
Do you offer financing?
Yes. Plumbing problems do not wait for payday, so you can spread the cost over 12, 24, or 60 months through our financing partners. Approval takes about 60 seconds, runs on a soft credit check that does not affect your score, and there is no prepayment penalty if you clear it early. Qualifying plans include 0% APR for the first 12 months.
