Plumber in Atherton for Root-Invaded Sewer Lines
In Atherton the sewer lateral and the heritage oak above it are both regulated. Roots find the pipe, the town protects the tree, and the repair has to respect both.

Atherton lots are large, heavily wooded and mature. In Lindenwood, West Atherton and Lloyden Park a lateral often runs a long way under canopy before it reaches the street.
Roots go where moisture is. A hairline crack or a loosened joint releases vapor, roots follow it, and once a root is inside the pipe it thickens and catches paper and grease. The blockage feels like a slow drain long before it becomes a backup.
The complication is legal, not technical. The tree causing the intrusion is frequently a protected heritage tree, so the trench you would normally dig is inside a regulated zone.
Open trenching is the default fix for root intrusion. Under a protected oak it is often the wrong first move. We camera the line, mark the exact intrusion points, then look at trenchless pipe repair that works from access pits set outside the canopy. The pipe gets rehabilitated. The root plate stays intact.
They showed up in under an hour, quoted me before touching anything, and cleaned up after. Exactly how it should be.

Before anyone digs near a heritage oak, get the intrusion located on camera and confirm with the town arborist whether the work falls inside the tree protection zone.

Atherton is a canopy town. That canopy is written into law. Chapter 8.10 of the Atherton Municipal Code covers removal of and damage to heritage trees, and it does more than restrict cutting. It says no person may disturb or damage a heritage tree by any means, or carry out prohibited activities inside the defined tree protection zone, unless a permit has been issued first. There is a separate process for requesting an exception to that zone.
Now put a sewer lateral under it. Roots seek the moisture escaping from a cracked joint, work into the pipe and thicken there. The conventional repair is to trench, cut roots and replace the damaged section. On an Atherton lot that trench frequently sits inside a heritage tree’s protection zone, which turns a routine dig into a permit question and a potential violation.
So the order of operations changes. Camera the lateral and locate each intrusion precisely. Establish where the protection zone actually falls. Then pick a method that fits: mechanical root cutting and jetting to restore flow now, and lining or pipe bursting from pits placed outside the zone for the permanent repair.
Water here comes from California Water Service’s Bear Gulch district, and wastewater is collected by West Bay Sanitary District rather than the Town, so a lateral job can involve more than one agency.
Here are the questions we hear most. Don’t see yours? Give us a ring, a real human answers, day or night.
California Water Service’s Bear Gulch district provides drinking water, blending supply purchased from the San Francisco Public Utilities Commission with a smaller share from its own watershed in the Woodside hills. Wastewater collection is handled by West Bay Sanitary District, not by the Town of Atherton.
Not without checking first. Atherton Municipal Code Chapter 8.10 bars disturbing a heritage tree or carrying out prohibited activities inside its tree protection zone unless a permit has been issued. We locate the intrusion, establish where the zone falls, and choose a method that avoids the conflict.
Root intrusion has a signature. Drains slow gradually over months rather than stopping suddenly, several fixtures slow together, and clearing brings back full flow for a while before it fades again. A camera pass confirms it, and shows exactly which joints the roots entered.
Often yes, and the long lateral runs common here are a good fit. Lining or pipe bursting works from access pits at each end rather than a continuous trench, so the pits can sit outside a tree protection zone while the pipe under the canopy is rebuilt in place.
Cutting roots inside the pipe is not the same as cutting structural roots in the soil. Working from inside the lateral removes the intrusion without disturbing the root plate. Any soil-side root work near a heritage tree is a matter for the town arborist, not something we decide on our own.
Yes, along with Lloyden Park and the rest of the Town. Long private drives and gated entries are normal here, so tell us about access and where the cleanout sits when you book, and we will schedule enough time to reach it without rushing the diagnosis.
