Most faucet leaks come from worn washers, O-rings, cartridges, or seats.
San Mateo’s water is soft on average but alkaline, so thin scale still forms at aerators and hot side cartridges.
The water is also treated with chloramine, which is hard on rubber parts over time.
We repair with chloramine-resistant seals where the manufacturer offers them.
You get an upfront price and a clear repair or replace recommendation.
Signs Your Faucet Needs Repair
Faucets fail in a handful of predictable ways. Each one tells us where to look:
Drip from the spout when off: a worn washer, seat, or cartridge
Water around the base or under the handle: a failed O-ring
Handle that is stiff, loose, or spins: a worn stem or cartridge, or stripped splines
Weak flow from one faucet only: a clogged aerator or a debris-blocked cartridge
Hot and cold that will not mix right: a cartridge problem on a single-handle faucet
Water in the sink cabinet: a supply connector, a sprayer hose, or the faucet body
A drip seems small. One that runs all day can waste many gallons and stain a sink. A leak under the cabinet can damage the base before you notice it.
Our Faucet Repair Process
Identify the faucet. Brand, model, and valve type decide which parts fit. We check before we take anything apart.
Shut off and protect. We close the fixture stops, cover the drain, and lay out parts in order.
Find the failed part. We pull the cartridge or stem and inspect seals, seats, and springs.
Quote the repair. You see the price for the repair, and for replacement if that is the better option.
Repair and test. We reassemble, flush the aerator, and run hot and cold to check for drips at the spout, handle, and base.
Faucet Types We Repair
Each type wears differently, so we stock parts for all of them:
Compression faucets: two handles, rubber washers that press against a seat. Washer and seat wear is common.
Cartridge faucets: one or two handles with a removable cartridge. Most modern kitchen faucets work this way.
Ceramic disc faucets: very durable discs, but the rubber seals under them still age.
Ball faucets: a single lever over a rotating ball with springs and seats.
Pull-down and pull-out kitchen faucets: add a hose, weight, and spray head that can leak too.
Tub and shower spouts and diverters: worn diverter gates and leaking spout connections.
Repair or Replace the Faucet?
We repair when the faucet body is sound and parts are available. Replacing a working faucet just to fix a drip wastes money.
Replacement makes more sense when:
The faucet body is cracked or corroded.
Parts are discontinued and no compatible cartridge exists.
The same faucet has needed repair several times.
You already planned to update the fixture.
If we recommend replacing a faucet, we explain why and give you the price for both options. Under the City of San Mateo’s plumbing permit rules, permits apply to the installation or replacement of fixtures, and we will tell you if your job falls into that category.
A few simple steps limit damage and help us work faster:
Close the fixture stops. The small valves under the sink turn clockwise to close. If one will not turn, do not force it; old stops can break.
Use the main shutoff if needed. If the faucet will not stop running and the stops fail, close the main shutoff to the home.
Note the brand. A logo on the handle or spout helps us bring the right cartridge.
Snap a photo. A picture of the faucet and the space under the sink tells us a lot before the visit.
Dry the cabinet. Move cleaning products out and lay a towel down so we can see where water collects.
If a fixture stop is the part that is leaking, tell us when you book. Stops and supply connectors age under the same chloramine exposure as faucet seals, and we can replace them on the same visit.

San Mateo Faucet Repair FAQs
Why do faucet washers wear out so fast in San Mateo?
The water is disinfected with chloramine. Cal Water’s 2025 report for the San Mateo System lists an average of 2.7 ppm. Long contact with chloramine ages some rubber compounds, so washers and O-rings lose their seal. We use chloramine-resistant parts where available.
Is hard water causing my faucet to drip?
Probably not. Cal Water reports average hardness of 62 ppm for the San Mateo System and classifies water under 75 ppm as soft. Hard water spots can still form on the fixture, but most San Mateo drips come from worn seals.
My faucet sprays sideways after the water was shut off on my street. What happened?
Debris loosened during water system work can lodge in the aerator. Unscrew the aerator, rinse it, and reinstall it. If flow stays weak or uneven, the cartridge may have caught debris too, and we can clean or replace it.
Can you repair faucets in condos and large apartment buildings?
Yes. Many San Mateo homes are in multi-unit buildings. We locate the fixture stops first. If the unit has none, we coordinate a building shutoff with your manager before we start.
Does my water supplier change how you repair a faucet?
Most of San Mateo gets Cal Water, and part of the city is served by the Estero Municipal Improvement District, operated by Foster City. Your bill shows which. Seal wear is still the main cause of drips either way, and we repair it the same way.
Do I need a permit to fix a leaky faucet in San Mateo?
Replacing a washer or cartridge inside your existing faucet is a repair. The City’s plumbing permit language covers installing or replacing fixtures, so if your job becomes a replacement, we confirm the permit question before we start.

Faucet Repair in San Mateo, CA: Soft Water That Still Leaves Crust
San Mateo homeowners are often surprised to find white crust on an aerator when the city’s water is rated soft. The water chemistry explains it.
Most of the city is served by Cal Water’s San Mateo System, which bought all of its 2025 supply from the San Francisco Public Utilities Commission. The Cal Water 2025 water quality report for the San Mateo System lists two numbers that work together:
Hardness: average 62 ppm, and the report calls water under 75 ppm soft.
pH: a range of 7.2 to 9.8, with an average of 9.0, which is alkaline.
Hardness tells you how much calcium is in the water. pH helps decide whether that calcium stays dissolved. At higher pH, calcium carbonate comes out of solution more easily, and heat pushes it out faster.
Inside a faucet, that happens in predictable places:
The hot side cartridge, where warm water sits between uses
The aerator screen, where water breaks into fine streams and dries between uses
The spray head on pull-down kitchen faucets
A stiff hot handle or a sputtering aerator usually needs cleaning or a new cartridge, not a whole new faucet.
We at Works Plumbing check both sides of the valve, clean or replace the aerator, and replace the cartridge only when scale or wear has damaged it. Worn rubber seals are still the most common cause of drips here, and we repair those at the same visit.
We’ve earned our reputation one happy homeowner at a time.
“Thank you again for another job well done, and thank you for responding right away. I will continue to recommend Works Plumbing because they respond right away and get the job done efficiently.”
