One slow fixture is often a local clog. Several at once can point to the main line.
San Mateo owners maintain their private sewer lateral from the house to the City main.
In the December 2022 storm, rainwater overwhelmed the City’s sanitary sewer.
A backup during a major storm needs a different diagnosis than a backup on a dry day.
We clear the line, then show you what caused the clog.
Is It One Drain or the Main Line?
The first question on any drain call is how far the problem reaches.
One fixture, one clog:
A single sink or tub drains slowly
A toilet clogs while every other drain works
The problem stays in one room
Main line clog:
Several drains slow down together
Flushing a toilet makes water rise in the tub or shower
The lowest drain in the house gurgles or overflows
Water or odor at the cleanout outside
Until a main line clog is cleared, more water has nowhere to go. Stop using fixtures and call us.
How Our Drain Cleaning in San Mateo, CA Works
Find access. We locate your cleanout or the best fixture access point.
Clear the line. We cable the drain to open the blockage.
Check the cause. For main lines, a camera shows roots, grease, a sag, or a break.
Explain the result. You see what we found and get upfront pricing for any next step.
If cabling does not hold, hydro jetting in San Mateo cleans the full pipe wall. We at Works Plumbing recommend it only when the camera shows a reason.
What to Do During a Storm Backup
If water comes up through a floor drain, tub, or shower during heavy rain, act in this order:
Stop running water, flushing, and doing laundry.
Keep people and pets away from the affected drain.
Note the time and which drains are affected.
Do not open a cleanout that may be under pressure.
Contact us for 24/7 emergency service.
Your notes on timing help us tell a household clog from a backup tied to the storm. Photos of where the water appeared help too.
Kitchen, Bathroom, and Laundry Drains
Not every call involves the main line. Most drain cleaning visits are for a single fixture, and each one has its own habits.
Kitchen sinks collect grease, food scraps, and coffee grounds. If you have a garbage disposal, we check it as part of the visit.
Bathroom sinks, tubs, and showers collect hair and soap. We clear the trap and the branch line, then run water to confirm it drains fully.
Laundry drains handle a large volume at once. A standpipe that overflows when the washer empties may have a partial clog farther down the line.
Floor drains in garages and laundry rooms are often the lowest drains in the house. Water at a floor drain is worth a call, even if the rest of the house seems fine.
What Causes Drain Clogs in San Mateo Homes
Most clogs come from what goes down the drain. A few come from the pipe itself.

Roots near street trees need care. San Mateo requires a City permit to remove or prune any roots of a street tree, so we clear roots from inside your pipe and do not cut outside it.
Who Owns the Pipe When the Main Line Clogs?
In San Mateo, the private sewer lateral belongs to the property owner. That pipe runs from the building to the City main, including the wye connection at the main.
The City does not provide sewer lateral inspections. If a clog keeps coming back, a recorded inspection shows why. See our sewer camera inspection in San Mateo for that service.
Tips to Keep San Mateo Drains Clear
Wipe grease into the trash before washing pans
Use strainers in sinks and tubs
Flush only toilet paper
Know where your outside cleanout is
After a major storm, watch the lowest drain in the house

My drains backed up during a big storm. Is that my pipe or the City’s?
It can be either. In the December 31, 2022 storm, rainwater overwhelmed San Mateo’s sanitary sewer system. We check your cleanout and lateral and tell you whether the cause looks like your line or the public system.
Will the City of San Mateo clear my main line?
The City states that property owners maintain their private sewer lateral, from the building to the City main, including the wye. Clearing a clog in that pipe is the owner’s responsibility.
Are San Mateo storm drains connected to the sewer?
No. San Mateo’s storm drains are a separate system from its sanitary sewers. Rainwater belongs in the storm drains, and wastewater from your home goes to the San Mateo Wastewater Treatment Plant.
Can I cut the roots of the street tree that are in my sewer line?
Roots inside your pipe can be cleared from inside the pipe. Cutting the roots of a City street tree outside the pipe needs a City permit, so we do not dig and cut without checking first.
Does San Mateo’s lateral cost-share program pay for drain cleaning?
No. The Citywide Private Lateral Cost Sharing Program covers full lateral replacement only. Root work, camera inspections, partial replacements, and spot repairs are not covered.
Do you clean drains in San Mateo apartment and condo buildings?
Yes. Census data shows 16.7 percent of San Mateo housing units are in buildings of 50 or more units. We coordinate with the building owner or manager when a clog reaches shared lines.
The most common residential plumbing problem in the San Mateo & Peninsula area is a clogged drain. Fortunately, most clogs occur in the trap. In fact, that’s the trap (also known as the p-trap) is supposed to do. It gives your household drains a place to collect debris in a location that’s easily accessed and cleaned. On rare occasions, sink stoppers can get shift due to pressure, and pipes under the sink or in a wall can clog or leak.

The December 2022 Storm and San Mateo’s Sewer System
On December 31, 2022, parts of San Mateo received more than 4.5 inches of rain in 12 hours. The City of San Mateo annex to the draft 2026 San Mateo County Local Hazard Mitigation Plan records what that storm did below ground. The City’s sanitary sewer system “was overwhelmed with rainwater infiltration, causing diluted wastewater to spill into the streets in numerous areas.”
That sentence matters for homeowners. San Mateo runs two separate pipe networks. The storm drain system, about 130 miles of pipe with nine pump stations, carries rain. The sanitary sewer carries wastewater from your drains to the San Mateo Wastewater Treatment Plant. The two are separate by design, yet in that storm rainwater got into the sewer.
That is why the timing of a backup tells us where to look first. A dry-day backup sends us to your drains and lateral. A storm-night backup means we also consider the public system.
So we ask one question first on any San Mateo backup: when did it happen? If it happened during or right after a heavy storm, we check the cleanout and the lateral, look for signs the main was surcharged, and tell you if the cause looks public rather than private. If it happened in dry weather, we clear the line and run a camera to find the blockage. Either way, you get an answer about where the problem sits before you pay for anything more than the clearing.
We’ve earned our reputation one happy homeowner at a time.
“Thank you again for another job well done, and thank you for responding right away. I will continue to recommend Works Plumbing because they respond right away and get the job done efficiently.”
