Signs You Need Water Heater Repair in Burlingame
Most water heater problems announce themselves before the tank fails. Call us when you notice any of these:
No hot water, or hot water that runs out much faster than it used to
Water that is lukewarm no matter how you set the thermostat
Popping or rumbling sounds from the tank while it heats
Rusty or cloudy hot water, or white flakes in faucet aerators
Water pooling under the tank or dripping from the relief valve line
A pilot light that will not stay lit on a gas unit
Error codes or cold bursts from a tankless unit
A small drip or an odd noise is cheaper to fix today than a failed tank is next month.

Common Hot Water Heater Repairs We Handle
Hot water heater repair in Burlingame usually comes down to one failed part. The repairs we make most often include:
Thermostat and heating element replacement on electric tanks
Thermocouple, flame sensor, and gas control valve service on gas tanks
Dip tube replacement when plastic fragments show up at faucets
Anode rod inspection and replacement
Temperature and pressure relief valve replacement
Tank flushing to clear sediment
Tankless descaling, sensor, and igniter repair
Water Heater Replacement in Burlingame
Repair is not always the better investment. We recommend water heater replacement in Burlingame when the numbers point that way, not before.
Replacement usually makes sense when:
The tank itself is leaking. A leaking tank cannot be patched.
Repair costs approach a large share of a new unit.
The heater can no longer keep up with your household.
Rust shows in the hot water only, which points to corrosion inside the tank.
When you replace, we size the new unit to your home and household, remove the old one, and handle the permit where the city requires it. Burlingame’s plumbing permit fee schedule includes a line for each water heater, and we take care of that paperwork for you.
A tankless water heater in Burlingame heats water on demand and frees up floor space. A tank heater costs less upfront and is simpler to service.
We walk you through gas line capacity, venting, and how your household uses hot water before you decide. For a closer look at on demand systems, see our tankless water heater service in Burlingame.
No Hot Water in Burlingame? What to Check First
No hot water in Burlingame is the most common reason people call us about a water heater. A few safe checks can save time before we arrive:
Gas units: Look through the sight glass to see if the pilot is lit. If you smell gas, leave the house and call your gas utility first.
Electric units: Check the breaker for the water heater. A tripped breaker that trips again points to a failed element or wiring.
Tankless units: Note any error code on the display. It helps us bring the right part.
Leaks: If water is pooling, shut off the cold supply valve at the top of the tank.
Is Burlingame’s water hard enough to damage a water heater?
Not quickly. The city’s 2025 report lists average hardness of 62 mg/L, at the line between soft and moderately hard. Scale still forms when water is heated, so periodic flushing and anode checks keep a tank healthy longer.
What do white particles in my hot water mean?
SFPUC, which supplies Burlingame’s water, says white particles may indicate a deteriorating water heater dip tube. We can confirm it by inspecting the tube and the tank, then replace the tube and flush out the fragments.
Does Burlingame require a heat pump water heater when I replace mine?
The city’s reach code applies to new construction, and Burlingame rescinded the gas ban portion of its 2022 reach code on November 4, 2024. The city’s reach code page does not list a heat pump requirement for replacing a water heater in an existing home. We confirm the current rules when we pull the permit, so you can weigh gas, electric, tankless, or heat pump options with the facts in hand.
Do you handle permits for water heater replacement in Burlingame?
Yes. We pull permits where the city requires them. Burlingame’s plumbing permit fee schedule lists a fee for each water heater, and we handle the application so you do not have to.
Do you serve Burlingame Hills and the Mills Estate area?
Yes. We serve all of Burlingame, including Burlingame Hills, Mills Estate, Ray Park, and Easton Addition, along with neighboring Peninsula cities.
Should I flush my water heater if my water turned brown after city work?
Run your cold taps first. If discolored water has already entered the heater, SFPUC advises having a plumber flush it. We drain the tank, clear the sediment, and check the dip tube and anode while we are there.

Burlingame buys all of its water from the San Francisco Public Utilities Commission (SFPUC), and its main source is Yosemite snowmelt from Hetch Hetchy. The City of Burlingame 2025 Water Quality Report lists average hardness at 62 mg/L as calcium carbonate, with a range of 8.1 to 112 mg/L. That average is about 3.6 grains per gallon, right at the line between soft and moderately hard.
What that means inside your tank:
Sediment builds slowly, but it builds. Heating water forces calcium carbonate out of solution. When supply runs toward the top of the reported range, more scale settles on the tank floor and coats electric elements.
pH runs high. The report lists an average pH of 9.5, part of the treatment for corrosion control. The anode rod still does its job by corroding in place of the tank, so we inspect it instead of assuming it is fine.
Tank life depends on upkeep. Modest hardness gives a tank a better start than it would get in a hard water region. Neglected sediment and a spent anode still shorten its life.
SFPUC also notes that white particles in water may signal deterioration of the dip tube, the pipe that sends cold water to the bottom of the tank. If discolored water has entered the heater, SFPUC advises having a plumber flush it.
That is why we at Works Plumbing drain a sample, check the anode, and look at any particles before we recommend repair or replacement.
We’ve earned our reputation one happy homeowner at a time.
