Plumber in El Granada, CA Who Knows These Streets
El Granada was laid out in 1908 as a railroad resort town, and the curved streets and small original lots still shape where every pipe runs. We plan access before we dig.

Houses here went up piecemeal over a century on a street plan drawn for a resort that never filled in. The result is long, angled sewer and water runs, laterals that cross under driveways and neighbors’ frontage, and very little room to bring equipment in. Water comes from Coastside County Water District. Sewer service is Granada Community Services District, which also covers Miramar and Princeton-by-the-Sea. Two different agencies, two different sets of paperwork, and we deal with both regularly.
On lots this tight, open trenching often means cutting the driveway, the walkway and whatever landscaping survived the last dig. Pipe bursting and lining pull a new line through the old path from two small access pits instead. Our trenchless pipe repair keeps the surface work down to those pits. We camera the line first to confirm the method will work.
They showed up in under an hour, quoted me before touching anything, and cleaned up after. Exactly how it should be.

Find your cleanout before you need it. On many El Granada lots it sits at an odd angle off the house because the street curves. Mark it and keep it clear.

Learn MoreA look at real Works jobs around the Peninsula.
El Granada is not laid out like anywhere else on the Peninsula. In 1908 the Ocean Shore Railroad opened its line to what was then called Granada and sold building lots to San Franciscans arriving by train. The subdivision was drawn by Daniel Burnham on a concentric plan of curving streets radiating from a town center, and it is often described as the only Burnham plan ever actually built. Then the railroad failed, and the resort town filled in slowly across the following century. That history is still in the ground. Streets curve, blocks are wedge shaped, and original resort era lots are small, so sewer laterals and water services take long diagonal runs, cross under driveways, and sometimes share easements with a neighbor. Sewer service comes from the Granada Community Services District, which operates roughly thirty five miles of public sewer line serving El Granada, Miramar and Princeton-by-the-Sea. For us, that changes the job before the first shovel. We camera and locate the lateral to map its actual path rather than assuming it runs straight to the street. We check where equipment can stage on a narrow curved frontage. And on most replacements we recommend trenchless pipe bursting or lining, because pulling a new line through the existing path costs you two small pits instead of a trench across everything you have planted.
Here are the questions we hear most. Don’t see yours? Give us a ring, a real human answers, day or night.
Coastside County Water District supplies drinking water, drawing on Pilarcitos and Denniston sources along with purchased regional supply. Sewer collection is Granada Community Services District, which serves El Granada, Miramar and Princeton-by-the-Sea. Treatment happens at the regional plant in Half Moon Bay. Two agencies, and we work with both.
Because the street plan was drawn as a resort layout with curving blocks, many lots do not sit square to the main in the street. Laterals run at a diagonal, sometimes under a driveway or along a shared easement. Locating the true path is the first thing we do.
Usually yes. Pipe bursting pulls a new line along the old path from two access pits, and lining rehabilitates from the inside. Both work on tight lots where a full trench is not practical. We camera the line first, because a severe collapse or badly offset joints can rule the method out.
Granada Community Services District issues sewer permits for new connections to its system, and San Mateo County handles building permits for the unincorporated Midcoast. We identify which approvals your job needs before we quote it, so nothing stalls partway through.
Winter is the pressure test. Saturated ground pushes groundwater into any open joint in a buried line, so drains that behaved all summer start backing up. We prefer to camera lines in the wet season, when infiltration is visible rather than theoretical.
