El Granada homes come from almost every building decade, so the plumbing behind one front door can look nothing like the house next to it. Census estimates for 2019 to 2023 count 471 homes built in the 1970s, 422 in the 1980s and 335 in the 2000s, plus 86 standing from 1939 or earlier. The median year built is 1980.
Three agencies behind every house
There is no city government here. El Granada is unincorporated, so plumbing and water heater permits come from San Mateo County Planning and Building. Water comes from Coastside County Water District, which blends San Francisco reservoir water with its own Denniston Creek supply and local wells. Wastewater runs through Granada Community Services District (GCSD) lines to the Sewer Authority Mid-Coastside plant in Half Moon Bay. We handle permits and inspections, so you deal with one plumber instead of three offices.
What tends to fail first
Side sewers: A 2021 Water Board staff report describes private laterals in this area as owned and maintained by the property owner. Roots, grease and sagging joints show up first as a slow drain at the lowest fixture. A sewer camera inspection in El Granada shows which one you have.
Gas connections: The Census counts 1,589 of 2,107 occupied homes heating with utility gas, so furnace branches, range lines and water heater connectors come up often. See our El Granada gas line repair page.
Fixture wear: The district’s two treatment plants produce different water. Nunes averaged 94 ppm hardness in 2025 and Denniston averaged 31 ppm, which runs from soft to moderately hard. Cartridges and aerators tell us which water a home gets. Our faucet repair in El Granada starts there.
Low lots: GCSD requires a backwater overflow device where a finished floor sits 12 inches or less above the nearest upstream manhole.
Roots: in unincorporated San Mateo County, a Significant Tree measures 12 inches or more in diameter, and removing one generally needs a permit and a replacement. Roots are usually cleared from the pipe instead of the tree coming out.
Water that stays in the ground
Lower El Granada drains through a mix of storm drains and ditches to Denniston Creek. The Water Board saw flow in those ditches during the dry season, which points to groundwater or irrigation runoff. Wet ground around a house here is not always a pipe leak, and we test before we cut anything open.

Plumbing services for El Granada homes
Most calls from El Granada fall into five groups. Each has its own page with the local details, and every visit starts with a diagnosis and a written price.
Drains and sewer lines
A slow tub is usually a branch clog. Several slow fixtures at once point to the side sewer. Our El Granada drain cleaning clears both, and hydro jetting in El Granada scours grease and roots from the full pipe wall. When a line is cracked or offset, trenchless sewer repair in El Granada replaces it with less digging, and we confirm materials against GCSD standards first. Every sewer visit ends with a look at the cleanout and, where the district requires one, the backwater overflow device.
Water heaters
We repair tank heaters, install tankless units and install heat pump water heaters. Start with water heater repair in El Granada or compare options on our El Granada tankless water heater page. County rules on strapping, relief valve piping and garage ignition height are part of every install.
Leaks and supply lines
A meter that moves with every tap closed means water is going somewhere. Leak detection in El Granada uses acoustic, thermal and pressure testing to find it, and water line repair in El Granada fixes the service line between the meter and the house.
We diagnose the issue and show you a flat price upfront.
You approve it, then our tech gets to work from a fully-stocked truck.
We test the fix twice and leave your space cleaner than we found it.

Why homeowners choose Works
Every job comes with upfront pricing, licensed and background-checked technicians, and a 100% satisfaction guarantee . No surprises, no pressure, ever.
Pro tip
Find your sewer cleanout before you need it. GCSD standards put it on the property within 5 feet of the property line. A backup clears faster when that cap is uncovered and easy to reach.

Plumbing help on the Midcoast
From Miramar to Princeton, tell us what the plumbing is doing and where the house sits. We will confirm a same-day window and give you a price before any work begins.
El Granada grew slowly. Its town plan was drawn in the early 1900s with semicircular streets meeting at Plaza Alhambra, but few houses went up while the Ocean Shore Railroad ran. Most of today’s homes came decades later, and that spread of building years shapes what is inside the walls.
Lead and the meter line
Coastside County Water District serves El Granada along with Miramar, Princeton and Half Moon Bay. Its 2025 Annual Water Quality Report says the district’s service line inventory found no lead pipe or fittings. Tap sampling in 2024 put lead at 1.7 ppb at the 90th percentile across 42 sites.
That finding has a boundary. It covers the district’s side of the meter. The pipe from the meter to the house, and everything inside it, belongs to the owner, and no local source ties private pipe materials to a building era. The EPA notes that lead pipes are more likely in homes built before 1986, and El Granada has homes in every building period the Census tracks.
How we handle it
We do not guess from the age of the house. When we open a wall for a leak, replace a shutoff or swap a section of supply pipe, we note what the existing pipe and fittings are made of and show you what we found. If older material turns up, we price its replacement as a separate line so you can decide on your own schedule.
The same report notes that the district does not add fluoride and runs two treatment plants. It does not say which plant serves which street, which is one more reason we read the fixtures in your home instead of assuming.
FAQ
El Granada plumbing questions.
Here are the questions we hear most. Don’t see yours? Give us a ring, a real human answers, day or night.
Which parts of the Midcoast do you serve around El Granada?
We serve El Granada, Princeton and Miramar, including homes near Pillar Point Harbor, Capistrano Beach and Plaza Alhambra. Our crews also cover Half Moon Bay, Montara and Moss Beach. Same-day service and 24/7 emergency calls apply across the whole area, and every job starts with an upfront price.
Why do neighbors on the same El Granada street have different plumbing problems?
Because their houses were built in different decades. Census estimates show El Granada homes in every building period from 1939 or earlier onward, with the largest groups from the 1970s and 1980s. A newer house next to an older one can have different pipe, fittings and sewer layout, so we inspect each home on its own terms.
Do you install heat pump water heaters in El Granada?
Yes. We install heat pump water heaters as well as tank and tankless gas units. The Air District’s Rule 9-6 sets a zero-NOx standard for gas water heaters at replacement, originally dated January 2027, and a draft would move it to January 2028. We explain where that stands when you compare options.
Can you plumb a new ADU or added bathroom in El Granada?
Yes. A new connection needs a GCSD sewer permit, and the plans must show the proposed lateral, the cleanout and all trees on the lot. The County asks for proof of sewer service before it issues a building permit. We handle permits and inspections and coordinate the sewer side with the district.
Do you work on septic systems on the Midcoast?
No. We refer septic work to a specialist. Most El Granada homes connect to the Granada Community Services District sewer, and a County analysis cited by the Water Board found no septic systems in the non-sewered parts of the watersheds that drain to Pillar Point Harbor. We handle everything from the house to the sewer connection.
What does a first visit to an El Granada home usually include?
We start with the problem you called about, then check the parts of the system that affect it, such as the cleanout, the water heater strapping or the shutoffs. You get findings and an upfront price before any work begins. Financing and coupons are available for larger repairs.
